Full entitlement means no limit
Since January 2020, a borrower with full entitlement has no VA loan limit. County limits only apply when part of your entitlement is committed to an existing VA loan. This calculator is for that second case.
Renting it out doesn’t free up entitlement
Entitlement is tied to the loan, not to how the property is used. As long as the VA loan is outstanding, the guaranty stays committed whether the house is your residence, a rental, or vacant.
The county that matters is where you’re buying
A common misunderstanding is that the loan limit for the county your current home sits in affects your remaining entitlement. It doesn’t. What’s charged is 25% of that loan’s original amount.
