I've had the sell-or-rent conversation with military clients many times. When orders come in, you have to decide what to do with the house - and the answer isn't always obvious.

Sometimes there's real equity and selling is clean. Sometimes there isn't. Zero down, a short time in the home, and selling costs can put you close to even or underwater, and that changes the math entirely.

There isn't one right answer. Mortgage rates, equity, expected rent, selling costs, property expenses, and how long you plan to hold all move the outcome.

I built PCSNumbers because I wanted a simple way to put those numbers side by side, including the cases where the answer isn't what you were hoping for.
